Is $8,681 closing cost on a 57k loan of a cash out refinance way too high?

Main Post:

Hi everyone, I am trying to do a cash out refinance in one of my rentals and I got quoted $8,800 closing costs on a $57k loan, 30 years, %8.5 interest rate. The costs are:

Origination Charges:

  • 3.6% of loan amount (points): $2025
  • Underwriting fee: $1195
  • Wire Fee: $400

Services You Cannot Shop For:

  • Appraisal Fee: $650
  • Appraisal Fee 2: $120
  • Credit Repot: $100
  • Third Party Processing Fee: $995
  • Tax Service/Flood Certification/MERS Fee: $120

Taxes and Government Fees:

  • Recording Fees & Other Taxes: $141

Initial Escrow Payment At Closing:

  • Property Taxes: $1800
  • Home Owners Insurance: $250 (For 2 months)

Top Comment: This is a very small loan, on an investment property, taking equity out, with an unknown credit score + there is not a lot of money in them for banks to make on interest so that is why you will see elevated fees in the form of points on something like this. You can shop around but be prepared for everything you see to come with points and/or high rates. Look at what loan level pricing adjustments are and you'll have your answer. But this is pretty much as loaded with LLPA's as you'll get. If you have a primary home with equity you may be better off using that.

Lost 1.57 Bitcoin Cash, Can I Recover The Funds

Main Post:

UPDATE: RESOLVEDI changed the derivation path on my electrum wallet to:m/44'/145'/0'that way I could access the Bitcoin Cash network directly and retrieve my funds.Kudos to @VariousJackfruit for his help.

I sent 1.57 BSV to my ledger wallet. Then I found out that Ledger don't accept STV.

Here's the transaction on the blockchain.https://bchsvexplorer.com/tx/b9baf8958dc4dd414ac27d3d8f1692377e77f125fbf6c5a57fe5466a3bc5f332

Is there anyway I can recover the funds?

Top Comment:

Confused how this is recoverable if he sent the funds to a different blockchain network (eg BTC instead of BCH) since ledger doesn't support BSV, so he must have sent it to a network that's not BSV if he used ledger to generate an address?

(This is excluding ETH erc20 coins, which you can use your ETH address for)

Wealthfront Cash Account now at 2.57%.

Main Post:

Just noticed today. That's an insane increase for a month.

I also have a question that I can't find an answer to on their site. Is interest compounded daily or monthly? (I know it posts to your account monthly).

The same week that Ally lowered their savings account rate. Guess where my emergency fund cash is going? :-)
